Course Overview
Analyze quality investment properties with a professional tool - Understand your real estate market.
Welcome to this finance course! What you can expect from this course is building the necessary tool to assess real estate investments. I will build the financial model with you, and explain the math behind the equations, and the meaning of every financial metric (Ex. CapRate). This is a hands-on course meaning I will provide the excel sheet for you to practice on your own time. This tool can be adapted to any real estate market. I will teach you common sense behind “complicated decision making". What is good about this is that you will not only build a financial model, but you will learn what makes up a good investment. We will take into account future values of a property, or equity, by measuring economic factors through a powerful excel financial metric named Monte Carlo Simulation.

This course provides a solid blueprint to create this real estate financial model, but mostly leaves it up to you to figure out what all of it means. The format and numbers change in-between several videos which can cause confusion.

The course met my requirements. As I already have previous knowledge in the RE market I'm generally familiar with the format of the financial analysis, but what I needed was the clear division of cost items into components, and that's what's provided in this course. I also appreciate it that the information is provided on which websites we can find the input data for our analysis to base our assumptions on. The only remark I have is that downloadable sheets should have been provided, so that we can test the model on our own and practice on it.

A few times throughout the course the spreadsheet changed from where 1 video ended to where the next began. I was able to figure them out, but it took time and required pausing different video's to see a snapshot of the model. Can easily be fixed in a few Announcements on the course (I would recommend becoming a little more efficient with Excel. When copying line items from year 1- year x, instead of copying line by line, finish the entire item set and then highlight and copy multiple lines at a time. Just one example.) Other than that the course was really excellent. Very clear, but not slow. Showed everything you did (for the most part) and explained it. If I could recommend you making a video going into your market research tactics, I would consider buying that.
